Access Statement for First Floor Apartment, The Mill,
West Burton, North Yorkshire
Introduction
This is a 1 bedroomed apartment on the first floor of
the old water mill in West Burton, There are 4 other apartments in the
Mill. It is located right by the magnificent waterfall.
The car park is located immediately in front of the property and could
be a little uneven for those with mobility or vision problems. From the
car park there are 3 open stone steps leading up to the front door that
are served by an outside halogen light that operates on a movement
sensor.
The entrance to the car park from the road is cut out of the bedrock and
again could be a little uneven for those with mobility or vision
problems
Once inside the front door there is a short hallway followed by two
flights of stairs leading to the entrance to the apartment
A walk of 50 yards or so takes you to the village green around which are
found the pub, general store, butcher, cat pottery, art gallery and
antiques shop. A spectacular village fireworks display is put on on the
Village green in November and an old fashioned village fair on the last
bank holiday in May

- Buses into Hawes, Leyburn & beyond run from the
village
- Hawes & Leyburn are both about 8 miles from the
village

- Due to stairs the property is not suitable for
wheelchair access. Guests who are partially sighted may be better off
with a fully sighted guest to ensure the safety of the guest
Arrival & Car Parking Facilities
- The car park is in front of the mill and invariable
there are enough spaces for guests although there are no designated
spaces for people with disabilities
- There are pictorial signs in the car park giving
details about the waterfall and surrounding area. The waterfall is part of
the Artists Turner trail
- The surface through the car park to the front steps
is not totally level
Main Entrance, Reception & Ticketing Area
- As noted the entrance to the apartment is up 3
open stone steps
- Access throughout the day and night is not restricted
Public Areas - Hall, Stairs, Landing, Corridors
etc.
- The hall and stairs are shared as an entrance with
the second floor apartment
- Both flights of stairs have 7 steps and have
handrails
Public Areas - Sitting room, lounges, lobbies etc.
Outdoor Facilities
- Immediately leading from the car park is the
waterfall, beck and surrounding area. It is possible to swim in the Mill
Pond and below the Pack Bridge. In the grassed and wooded area around
the falls and beck there are several benches to sit on to take in the
magnificent surroundings
- There are numerous short and long walks that can be
started from The Mill
Bedrooms & Sleeping Areas
- The apartment has one double bedroom with good access
to both sides of the bed.
- The flooring is carpet and there is reasonable colour
contrast with the walls, one wall being natural stone and the others
painted.
- There is a large built in wardrobe.
- The lighting consists of an overhead ceiling light
and two bedside lamps.
Bathroom, Shower-room & WC [Ensuite or Shared]
- The bathroom is entered through a single leaf door
and has, from left to right, a WC, bath with shower and a wash hand
basin. There is also a heated towel rail, mirror above the wash basin
and shaver point.
- All taps in the bathroom are operated by twist
action.
- Wheelchair movement would not be particularly easy in
this room.
Self-Catering Kitchen
- The kitchen is entered via an opening from the lounge
and is separated from the lounge by a work surface and overhead storage
units. There is a table with four chairs, a double sink with mixer taps
operated by twist action.
- The floor is laminate with good contrast between
floor and walls. The lighting is good with two large tilt and turn
windows and a three spot ceiling light.
- Cooking facilities are electric with oven and hob and
a microwave.
- The fridge with freezing compartment is located in
the storage units below the work surface.
Additional Information
- A fire precaution notice is provided and found on the
notice board in the kitchen.
- We are unable to accept service dogs so that guests
with allergies can be certain that dogs have not been using the
apartment.
- We operate a total no smoking policy.
- Mobile phone reception can be unreliable with some
networks and if this is important to you we would ask you to contact
your network provider about reception in the area.
